Ceylonz Suites

KUALA LUMPUR (Dec 28): Some 43% of the 442 studio office units at Ceylonz Suites were taken up three weeks after its official launch, according to developer Exsim Development Sdn Bhd.

Head of marketing and corporate communications Michelle Siew told TheEdgeProperty.com that most of the buyers were young Malaysians.

“A mere 1% of the buyers are foreigners despite Ceylonz Suites’ average price of RM1,500 psf,” said Siew.

Nestled on half an acre of leasehold land in Persiaran Raja Chulan, Kuala Lumpur, Ceylonz Suites is a single-tower studio office development that was officially launched on Oct 25 with selling prices from RM619,760.

Carrying a gross development value of RM352 million, the 39-level block offers two standard layouts of 384 sq ft and 411 sq ft as well as a dual-key unit design at 578 sq ft.

“Given the current soft market, we wanted to launch something rare to fill the market gap. Ceylonz Suites offers studio size office units with a full range of office facilities such as a conference room, meeting rooms, waiting lounge, open cafe and business lounge, which you don’t see often in other Small-office Home-office (SoHo) developments,” Siew noted.

Michelle SiewShe emphasised that Ceylonz Suites is different from other SoHos because it offers both work and play facilities including a sports lounge, launderette, gourmet kitchen, sky gym and yoga, sky pool, rooftop garden and sky barbecue pavilion.

“There is a multi-tier security. Besides smart locks in every unit, owners will be given access cards that only allow access to their own levels and the main lobby. Visitors will not be allowed entry to the building except the main lobby without being accompanied by the owner,” Siew said.

A total of 178 parking bays are provided within eight levels. “Being a commercial project, units will not come with any free parking bay. However, we will have special rates for owners’ season parking,” she said.

She added that the project is surrounded by amenities such as offices, hospitals, shopping malls, schools and colleges. A bus stop is within a short walking distance while the Masjid Jamek LRT Station is 10 minutes on foot.

“Being car-free is the future trend. Ceylonz Suites is centrally located to many amenities and public transportation, so it is very convenient for work or stay,” she opined. 

The monthly maintenance fee is RM0.77 psf. The development will decide on the charges of business facilities when the project is near completion, slated in the first quarter of 2020. 

“This (Ceylonz Suites) product is what the market has been looking for. Look around KL city centre. A young entrepreneur or start-up can never afford huge working spaces. Yes, they can opt for co-working spaces but some of them need more privacy. Therefore, a compact, flexible and private office space like Ceylonz Suites is ideal for them,” Siew said.

She added that all the units will be furnished with bathroom and toilet wares, and most of the units will be decked out with a well-fitted pantry that includes stove and hob, cabinet and storage space. 

“We believe that compact and flexible studio office spaces will be a success in the current gloomy market condition. We are planning to launch another similar project in Jalan Yap Kwan Seng mid of next year. Of course, it will be slightly more expensive than Ceylonz Suites. Exsim also plans to launch an integrated project, which comprises a college, in Old Klang Road next year,” she revealed.
