PETALING JAYA (April 8): A community or strata property can only be managed well if the owners and residents share the right attitude about the importance of their role in managing the property, said DN Homeowners Bhd chairman, Andy Khoo.

DN Homeowners was formed by the homeowners of Duta Nusantara, a landed development located in between Dutamas and Sri Hartamas, Kuala Lumpur.

Khoo was speaking on the topic “Managing your property manager" at TheEdgeProperty.com Symposium on Property Management 2017.

A property manager faces many challenges. “For example, different residents have different expectations. There are some who want more lenient access for their close friends or family members to enter into a residential area, where else there are some who expect checks to be conducted thoroughly before a visitor is allowed in. We cannot please everybody and must balance out the expectations of the residents,” said Khoo.

He also stressed that a good property manager has to ensure that funds allocated are used wisely.

“The money allocated to us is not our money, it is other people’s money. When we are handling other people’s money, we need to do it with 110% visibility. There must be proper attention and auditing done to show how the money is used. We do not collect excess funds and accumulate money [in Duta Nusantara].

“For example, there are some cases where the government claims back land to build public transportation such as the Mass Rapid Transit. If I am the property manager managing the property, I will ensure the money is given back to the residents in the form of dividends instead of accumulating the money to be used for other purposes,” said Khoo.
