SEREMBAN (April 17): TH Properties Sdn Bhd, a wholly owned subsidiary of Lembaga Tabung Haji has launched another phase of 2-storey terraced houses comprising  99 units (Phase 1B) of Eliya, in Warisan Puteri 2, Seremban last Saturday (April 15).

Warisan Puteri 2 is a mixed residential development spanning 105.5 acres within the mature Warisan Puteri satellite township. It will house 1,105 freehold residential and commercial units.

Prices for Eliya start from RM454,300, with built-ups ranging from 1,806 sq ft to 1,885 sq ft. The lot size for the intermediate units is 20ft by 70ft. Eliya comes with four bedrooms, three bathrooms, a dedicated family area, wet and dry kitchens as well as ample parking for two cars.

The launch of Eliya was held in collaboration with Bank Simpanan Nasional, which will offer its financing facility called the Youth Housing Scheme (YHS).

This scheme is extended to the first 20,000 qualified applicants to finance the purchase of affordable houses. Under YHS, BSN will provide home loans ranging from RM100,000 to RM500,000 with a tenure of up to 35 or 65 years of age, whichever is earlier.

Eliya is located approximately 10km from the Seremban town centre and is easily accessible from Seremban via Jalan Sikamat and Jalan Jelebu and from Kuala Lumpur via the Ampangan exit of the Kajang-Seremban Highway (LEKAS).

It is also surrounded by modern facilities and amenities such as the Paroi Youth and Sports Complex, the Seremban International Golf Club, Bandar Warisan Puteri primary and secondary schools, and the Paroi Stadium.

“With excellent accessibility and attractive prices, we expect Eliya to appeal to all buyers who are looking for a home that is close to the heart of the city yet offering a tranquil and wholesome lifestyle. Judging from the encouraging response we received during the launch of Warisan Puteri 2’s first phase, Sutera, which is already more than 70% sold, we are positive that Eliya will become a dwelling of choice for many,” said TH Properties general manager of business development, marketing and sales, Zaidi Baharudin in a press release.

Meanwhile, BSN deputy chief executive of retail banking, Frederick Siew noted that there are a number of challenges faced by the young generation today, especially first-time homebuyers.

“The main one is their inability to pay the initial 10% deposit.  This is where YHS comes in handy as it helps the young buyers with their first property purchase. Since its launch by Prime Minister Datuk Seri Najib Tun Razak in October 2015, we have been working tirelessly and closely with the government as well as with various property developers to select t affordable homes for young married buyers.

“Our partnership with TH Properties is another milestone in our effort to help make homes more affordable to first-time buyers. As home financing is made easier and more accessible to buyers, this will encourage more people to buy houses, especially among the younger generation.”

Eliya is scheduled for completion in January 2018.
