According to the agent, Tommy Koay of Concept Property and Valuation Sdn Bhd, the seller was an investor who bought several units at Desa Green when it was first launched and is now selling them.

“The new owner is a local who bought the unit as a holiday home,” said Koay.

According to him, the market price of Desa Green’s one bedroom units range from RM430,000 to RM440,000 hence this transaction was closed at slightly below the market price. Nevertheless, the seller made a conservative gain of RM30,000 to RM40,000, Koay noted. 

The three-acre project has a total of 1,388 units. “The seller felt that the price he asked for would give him a slight advantage over the others,” said Koay. He added that these type of units can command rents of RM1,800 per month.

The facilities in the project include a children’s playground, wading pool, gymnasium, main lap pool and multipurpose hall.

Desa Green is located near the East-West Link expressway and is about 8.5km to Kuala Lumpur city centre via the SMART tunnel.

The available listings on TheEdgeProperty.com showed that the average asking monthly rent in Desa Green is RM1,853 or RM2.40 psf. The indicative asking rental yield is not immediately available.

The current listings also showed that the latest asking price at Desa Green is RM690 per sq ft, which translates into RM554,746.
