KUALA LUMPUR (JULY 11): UEM Sunrise Bhd will be officially launching phase 4 of its Serene Heights township in Bangi this weekend.

Dubbed Dahlia, phase 4 consists of 170 double-storey terraced houses with built-ups ranging from 1,943 sq ft to 2,402 sq ft. The selling price starts from RM585,800. It is expected to be completed in July 2020.

The official launch will take place at the Serene Heights sales gallery in Bangi.

Sitting on the 14-acre land, Dahlia is part of the 448-acre freehold Serene Heights, which has an estimated GDV of RM3.4 billion.

The township was first introduced in June 2015. The first three phases comprised affordable double-storey terraced houses, namely Acacia (100% sold), Begonia (85% sold) and Camellia (92% sold).

At the media launch of Dahlia today, UEM Sunrise group chief operating officer of development Datuk Roslan Ibrahim said the developer expects similar take-up rates for Dahlia.

“Our first three phases have received very good response. Likewise, we are confident that Dahlia will also be snapped up and we are enthusiastic about completing the construction on time and on schedule.

“We are well aware that consumers still prefer and look forward to affordable landed mid-market type of residential developments. We are confident that the price point is attractive. We should be able to achieve a high of 80% [for Dahlia],” Roslan said.

Meanwhile, UEM Sunrise central 1 project director Zulkifly Garib said the construction work for the first three phases are progressing well. “Acacia and Begonia are almost done, we should be handing over the keys by 1Q2018, which is two quarters ahead of schedule,” he said.

Moving forward, Zulkifly said UEM Sunrise is likely to launch the higher-end component of Serene Heights within this year.

“We are looking to launch the semi-dees and bungalow houses by this year, and maybe the neighbourhood shoplots by next year,” he said.
