Located along Jalan Jejaka, Taman Maluri, Casa Ria was developed by Syarikat Maluri Sdn Bhd. The project is surrounded by amenities such as AEON Maluri, Sunway Velocity, SK Yaacob Latif, banks and the Chan Sow Lin Light Rail Transit station.

According to the agent who concluded the deal, Casper Yee from HASB Consultants, the previous owner decided to sell the unit as he has moved to Mont’Kiara.

“The purchaser bought the property for own stay as the location is close to his workplace,” Yee told TheEdgeProperty.com.

Originally a 3-bedroom apartment, Yee noted that the previous owner had renovated the unit into a 2-bedroom unit. He described the transacted price of RM470,000 for the unit as “fair”.

“Based on the Valuation and Property Services Department’s records, this unit was acquired by the seller in June 2011 for RM260,000,” said Yee.

He said the rental market is “quite competitive” in this project  as the current asking monthly rental ranges from RM1,600 to RM2,000 and can fetch a gross rental yield of at least  4%.

According to data from TheEdgeProperty.com, apartment units at Casa Ria were transacted at an average RM441,000 or RM443 psf, in the first nine months of 2016.

Available listings on TheEdgeProperty.com show that the average asking price for a Casa Ria apartment is RM525,286 or RM442 psf, while the average asking monthly rental is RM1,874 or RM1.74 psf, translating to an indicative asking rental yield of about 6.1%.
