PETALING JAYA (July 28): PNB Development Sdn Bhd (PNBD) is offering townhouses in Kota Seriemas known as Cempaka Seri Townhouse with prices ranging from RM222,888 to RM493,888.

Located in Nilai, Negeri Sembilan, Kota Seriemas is a 2,400-acre resort-style township made up of link houses, bungalows, semi-dees, apartments and a commercial precinct.

Currently being showcased at the Malaysia Virtual Property Expo 2017 on TheEdgeProperty.com, Cempaka Seri Townhouse sits on a 16.83-acre site and comprises a total of 336 townhouses with built-ups from 829 sq ft to 2,077 sq ft.

The townhouses offer a choice of sophisticated studio units, 2- and 3-bedroom duplexes at competitive prices, said PNBD CEO Mohd Salem Kailany.

Phase 1 of Cempaka Seri Townhouse, comprising 168 units, had received encouraging response with 70% of the units sold. They were completed and handed over in March this year.

Meanwhile, the remaining units in phase 2 are expected to be completed in April 2019. It is currently about 30% taken up so far.

Salem said the project is a gated and guarded enclave catering to the community in Sepang, Salak Tinggi, Bangi and Kajang as well as the public and private sector workforce in Putrajaya, Cyberjaya, Nilai and Seremban.

“The project is adjacent to a green area and the community retail centre. There is also a park within the enclave, thus offering tranquil living for the residents,” he told TheEdgeProperty.com.

Looking ahead, Salem said the general property outlook appears to be bleak and will probably recover in 2018 as the uncertainty of the ringgit and the stringent lending policies by the central bank will most likely continue to affect growth of the residential property market.

However, he believes the property market in Nilai and Negeri Sembilan will continue doing well, especially the affordable homes segment.

“Nilai poses a good investment option as it is a stone’s throw away from a wide range of amenities, including several prominent educational institutions like Nilai International College, Islamic University College of Malaysia, INTI International University, Universiti Sains Islam Malaysia and the exclusive Epsom College as well as major shopping malls Nilai Square, Nilai 3 Wholesale Centre and major hypermarkets,” he said.

He added that several upcoming insfrastructure and development projects such as the Kuala Lumpur-Singapore high-speed rail and the Malaysia Vision Valley are anticipated to drive Negeri Sembilan’s property market in future.
