Launched in 2006, the 9.15-acre Kiaramas Ayuria condominium in Mont’Kiara is a boutique development by Asia Quest Holdings.

The freehold project comprises three 35-storey towers offering 480 condo units with built-ups ranging from 1,600 sq ft to 4,000 sq ft (penthouse units).

According to MIP Properties’ Freeman Woo, who concluded the deal, Kiaramas Ayuria was selling at around RM395 psf in 2006.

“The wide range of facilities and the impressive landscaped water feature are among the unique selling points of Kiaramas Ayuria. The new owner bought the unit for his own-stay and loved the unblocked view of greenery from the unit. He also liked the ample facilities in the condo,” Woo said.

Facilities at the project include a 520ft long meandering aqua-scape pool, a half Olympic-length swimming pool, a children’s wading pool and a hot water spa as well as two tennis courts, one squash court, two indoor badminton courts and a gymnasium.

Woo noted that the well-maintained condominium continues to fetch high selling prices and asking prices have remained above RM700 psf.

Woo and Ho Chan Foong from MIP Properties concluded this deal at RM1.23 million or an average RM714.30 psf.

According to the data from TheEdgeProperty.com, there were three transactions at Kiaramas Ayuria sold at an average selling price of RM630 psf in 1Q2017 compared with RM727 psf in 2016, which saw 21 units sold.

Current asking price for Kiaramas Ayuria averages around RM737, based on 116 listings on TheEdgeProperty.com.

Average monthly asking rent based on 76 listings is around RM2.98 psf, giving an indicative asking rental yield about 5.3%.
