Sri Bukit Tunku is one of the oldest such condominium developments in Kenny Hills. It is a low-rise, low-density, resort-themed project that was completed more than two decades ago.

According to Shimry Wong of 1TPE Realty Sdn Bhd, the negotiator who closed the deal, the seller is an investment company. The unit was sold to a couple with children who have been living in the same area.

“The buyers were looking for a more spacious home for the family. They love this condominium for its resort feel. They also like it because it is low-density, located in a familiar place and of course, the attractive price compared with other similar projects in the same area,” Wong said.

According to data from EdgeProp.my, as at mid-September, the average transacted price psf for property in Kenny Hill is RM763.  

The seller decided to sell the unit after its long-term expatriate tenant left Malaysia.

“One reason for the low asking price is because this property has no land title yet,” Wong noted.

She said there are too few transactions of condo units in the area to trace the average price psf of non-landed homes as the majority are owner-occupied.

“It is a rare find not only because of the price point but also the lack of supply. You can hardly find a 4-bedroom condo unit with a full range of facilities that is selling for less than RM500 psf in the heart of the city,” she concluded.

According to data from EdgeProp.my, there was only one transaction of Sri Bukit Tunku last year, which was closed at RM300 psf.

From 2012 to 2016, the average selling price psf of Sri Bukit Tunku Condo was RM440 psf, or RM810,000.
