SHAH ALAM (Sept 19): Eco World Development Group Bhd (EcoWorld) unveiled 18 tenants for Ardence Labs, the commercial component of Eco Ardence township in Setia Alam, Shah Alam, at its sales gallery today.

Billed by the developer as a pop-up lifestyle hub, Ardence Labs sits on 27 acres of freehold land. Some of the businesses setting up shop there include its anchor tenant Jaya Grocer, pet hotel Cocomomo Pets Hotel, football academy Ardence Arena, food and beverage (F&B) outlet Tealive, Llao Llao, Haraju Cube, Croissant Taiyaki, Gindako and Ottimo Dessert.

Eco Ardence is an RM8.58 billion 533-acre freehold township launched in September last year as a joint venture between EcoWorld and Cascara Sdn Bhd.

Eco Ardence divisional general manager Liew Tian Xiong, who delivered a presentation about the new commercial zone, explained that Ardence Labs is a platform where unique experiences are created for the homebuyers even before they move in.

“When our residents shift in, the lifestyle in the area is already there and not just on the paper that we sell to them. What is unique is that by using refurbished containers, we are customising the spaces for our tenants that are growing retail and F&B brands to see how they can grow further,” said Liew.

With a total of 25 retail lots with built-ups ranging from 290 sq ft to 2,000 sq ft, the commercial zone will also comprise working and event spaces, two football fields and ample parking spaces to cater to the development.

“Ardence Labs is located right at the front and gateway of Eco Ardence, which I believe is the most unconventional way of using the land space that is such a prime piece of land. Cascara and EcoWorld have come into agreement that we will utilise that land for this project [Ardence Labs]. It will be very visible to those who are travelling in and out of Setia Alam via the highway every day,” Liew said.

Unlike traditional commercial spaces that have a fixed template of tenants, Ardence Labs will feature a curated mix of businesses — largely enterprises run by their owners, whose presence at the shops will help foster a special bond between them and their customers.

Rental for the space ranges from RM4.50 to RM6.50 psf per month and operations are expected to begin by January next year.

Meanwhile, the first phase of residential developments in Eco Ardence, the Aeres precinct, will be completed by the end of 2019.

The second residential phase, Dremien, will see its launch taking place before the end of this month.

Ardence Labs is the first of EcoWorld’s Lab series developments. Other developments in the series include Grandeur Labs at Eco Grandeur, Puncak Alam; Majestic Labs at Eco Majestic, Semenyih; and Spring Labs at Eco Spring and Eco Summer, Iskandar Malaysia.

Also present at the event was EcoWorld president and CEO Datuk Chang Kim Wah, who shared that each Labs series has its own unique DNA and stand-out points unlike any other commercial developments.

“The Labs series are the creation of the youth in our EcoWorld team. For example, in Grandeur Labs, our highlight is our bicycle lanes while in Majestic Labs, we are focused on Japanese-themed stalls and fresh markets. Meanwhile, at Spring Labs, we have restaurants there for the registration of marriages as there are a lot of young people staying in the area. The unique experiences will set new benchmarks for chill-out spots and commercial opportunities,” said Chang.
