Damansara Utama is no stranger to Klang Valley folk as a vibrant and dynamic area with both residential and commercial properties.

According to Vivahomes Realty senior negotiator Jacob Chin who concluded the deal, the shopoffice is located at the inner row of Damansara Uptown which faces office buildings, hence its higher value than those located at the outer row that faces the residential areas as the inner area is more crowded and vibrant.

In addition, the recently-opened Starling Mall and the improved traffic flow in Damansara Uptown boosted the prices of shopoffices in the area, he noted.

“The shopoffice was bought by the seller around 40 years ago for about RM400,000. Now the seller decided to sell the property as he want to cash out and fund his own business,” he said, adding that the transaction price of RM5.42 million is in tandem with the current market price of RM5 million to RM5.5 million.

Currently, the ground floor of this shopoffice is rented out to a convenience store while the upper levels are leased out as offices, he said. The rental for the whole building is RM17,700.

Available listings on EdgeProp.my show that the asking prices for shopoffices in the Damansara Utama area range from RM3.5 million to RM12.6 million while the average asking monthly rental is RM3,000 per floor or RM2.21 psf.
