Located within Petaling Jaya’s vibrant SS2 neighbourhood, Ken Damansara 3 is a freehold condominium developed by Ken Holdings Bhd.

Completed in 2008, the development comprises 216 units in two 21-storey blocks. The units are available in two layout types with built-ups of 1,057 sq ft and 1,200 sq ft.

According to Hartamas Real Estate Sdn Bhd’s Teoh Peng Peng, who concluded the deal, the previous owner used to lease out the 1,057 sq ft unit before it was sold to the current owner.

“The previous owner wanted to be free of the headache of leasing out and managing the unit, so he decided to sell it off,” she said.

“The buyer is a professional who works in the vicinity of Ken Damansara 3. He likes the accessibility of the condo and the two car parks that come along with the unit. You can hardly find a condo unit that comes with two car parks in this area, as most of them only provide one parking spot,” she explained.

“I would say this is a fair transaction as the transaction price of RM640,000 is in tandem with the current market value. Ken Damansara 3 is about eight to nine years old now but it is still appealing to the buyer due to its strategic location and good accessibility,” she added

According to transaction data collated by EdgeProp.my, there were 30 transactions at Ken Damansara 3 from January 2012 to September 2017. They were sold at an average price of RM483.20 psf, with the highest transacted price of RM560 psf recorded in 1Q2014.

The available listings on EdgeProp.my showed that the average asking price for units at Ken Damansara 3 is RM778,875 or RM686 psf. The monthly rent is RM2,071 or RM1.90 psf, with an indicative asking rental yield of 4.6%.
