Located at Jalan Tanduk, Bangsar, Nadi Bangsar is developed by Hap Seng Land. It was completed and handed over earlier this year. Sitting on a 1.34-acre freehold parcel, the serviced residence development consists of 416 units in a 38-storey block.

The 689 sq ft, 1-bedroom unit is rented out at a high price of RM4,100 per month.

According to Chong Teck Seng (of MIP Properties Sdn Bhd), who concluded the deal, the tenant is an expatriate from Singapore. The tenant loves the property as it is brand new, and is in a good location.

“The tenant liked the place straightaway, because Nadi Bangsar has high-quality workmanship, which this tenant is very particular about. Actually, good workmanship is one of the reasons that this project is able to fetch a high rental,” Chong told EdgeProp.my.

“The location of Nadi Bangsar comprises a mixture of new and old developments and amenities in that area, so the tenant loves that. He also likes that he is able to try a variety of foods, from hawker food to fine dining, in that area,” he said.

Chong also added that the owner of this serviced residence is an investor, and the unit was rented out within two months after it was handed over by the developer.

“Small-sized units are kind of scarce in Bangsar, so Nadi Bangsar is meeting the demand from those who are looking to rent or buy a small-sized home in this area as the development’s built-ups range from 441 sq ft to 1,130 sq ft,” he added.

The average rental for a fully-furnished unit in Nadi Bangsar is RM6 psf, said Chong.

Based on the 152 rental listings on EdgeProp.my, the average asking rental price is RM3,914 per month or RM5.99 psf while the average asking price is RM1.07 million or RM1,352 psf, according to 77 sales listings, as at Dec 19, 2017.
