PETALING JAYA (Feb 8): UEM Sunrise Bhd has unveiled its Serimbun landed residential development in Iskandar Puteri, Johor today, which has achieved 1,500 registrations of interest to date.

The landed scheme will feature 215 units of double-storey homes across 23.735 acres of freehold land next to the Bukit Indah 2 township, translating into a density of nine units per acre.

Built-ups of the homes range from 1,993 sq ft to 2,117 sq ft, offering four bedrooms and three bathrooms.

Prices of Serimbun homes are between RM630,000 and RM1.44 million, translating into a GDV of about RM139.3 million, said the property developer in a statement. The project is slated for completion in 2020.

“UEM Sunrise is proud to be introducing yet another quality development in Iskandar Puteri. Serimbun’s fresh and green surroundings perfectly highlight the gentle balance between nature and development,” said UEM Sunrise chief operating officer (development) Datuk Roslan Ibrahim at the unveiling ceremony.

“It offers well-planned residential and facility features that cater to various family-oriented needs. Residents of Serimbun can indulge in the benefits of being part of a connected and well-organised community.

“We target a fair mix of purchasers and are confident that potential homebuyers will find a place they can call home at Serimbun. With a strong registration rate that we have seen so far, we are in full anticipation of positive take-up,” he added.

Also present at the ceremony were UEM Sunrise chief marketing officer Pam Loh and Southern 2 project director Zamri Yusof.

Key features and amenities of Serimbun include fitness facilities such as outdoor gyms, walking path or jogging tracks and open fields.

Serimbun is about 35 minutes’ drive away from Malaysia’s Sultan Abu Bakar CIQ Complex and Singapore’s Tuas Checkpoint.

It is also connected to the Second Link Expressway and Coastal Highway.

Amenities in its vicinity include Columbia Asia Hospital, AEON Bukit Indah Shopping Centre, Giant Hypermarket, Tesco Hypermarket and EduCity — a fully integrated education hub comprising universities, institutes of higher education, academia-industry action and R&D centres as well as recreational and sports facilities.

UEM Sunrise is currently offering a financial package that includes subsidised legal fees on the sale and purchase and loan agreements, stamp duty on loan agreement, and on the memorandum of transfer. A 15% bumiputera discount also applies.
