Developed by Tropicana Corp Bhd, Tropicana Gardens is a 17-acre leasehold integrated development directly connected to the Surian Mass Rapid Transit station. Arnica is one of four serviced apartment towers in the development — Bayberry, Cyperus and Dianthus.

According to Lai Yan Yin of MIP Properties who concluded the deal with his colleague Vincent Liaw, the seller of the unit is an investor who bought the property a few years ago from the developer.

“The buyers are a family of four who are Malaysians but are currently based in Beijing for work. This purchase is an investment for them and they have rented the unit out.

“Their plan is to use this as a family home in the future when they return to Malaysia,” Lai told EdgeProp.my.

He added that the transacted price is in the region of the market price for serviced residences in Tropicana Gardens, where the asking prices of 3+1 and 3-bedroom units are within the RM900 to RM910 psf range at the moment, while studios or 2-bedroom units are have asking prices of about RM1,000 psf.

“The unit is partially furnished by the property developer with five air-conditioning units, branded kitchen cabinets for dry and wet kitchens, kitchen appliances such as built-in ovens, gas hob and hood and infrared cooker for the dry kitchen,” added Lai.

According to data from EdgeProp.my, the average asking rental is RM2,008 or RM3.05 as of March 6, 2018. No average asking and transacted prices are available.
