According to Propnex Realty senior negotiator Carmen Lee who concluded the deal with Eunice Yong of the same agency, the buyer bought the unit for his family’s own stay as they were looking for a bigger unit to upgrade to.

“The buyer’s children who are teenagers really like the facilities in the condominium which include swimming pools, gyms and badminton court. The seller sold it as he was migrating to New Zealand,” Lee told EdgeProp.my.

Five Stones Condominium was developed by Selangor Dredging Bhd and comprises five blocks of low and mid-rise villas and high-rise condominiums with large built-ups.

The development was completed in 2012 and is located at the mature area of SS2 where it is just a stone’s throw from amenities such as Jaya One, KDU College and Atria Shopping Gallery.

“When it was launched back in 2009, it was selling for RM500 psf. Today, the market price is around RM780 psf,” Lee added.

According to data from EdgeProp.my, the latest transaction took place in 3Q2018 where the average transacted prices of the condos there were RM671 psf. Data from 4Q2012 to 3Q2018 showed the highest average transacted price of Five Stones at RM882 psf in 2Q2017.

As at Nov 27, based on 45 sale listings in EdgeProp.my, the asking price of Five Stones is RM809 psf or an average price of RM2.06 million. Meanwhile, the rental asking price is RM2.29 psf with a rental yield of 3.54%.
