According to Dynamic Realtors’ Michael S L Wong, who concluded the deal, the ground floor of the 5-storey shopoffice is rented out to a popular Chinese Muslim restaurant on with a three-year lease with an option to renew for another two terms of three years each.

“The tenant was searching to open shop in a mid-to-upscale neighbourhood to expand its outlets and they decided to rent this unit,” Wong told EdgeProp.my.

One of the factors that attracted the tenant was the nearby KPJ Ampang Puteri Specialist Hospital, which has a new building that will become operational soon. This is expected to bring more people into the area and thus benefit the shops here, said Wong.

“The rental rate is very reasonable given the current market rental of about RM6 to RM9psf for a ground floor space in the area,” he elaborated.

“The seller who has owned the entire shoplot for more than 20 years is happy to ink a long-term tenancy agreement. In fact, the owner also chose this tenant because of the reputation of the restaurant run by the tenant,” he noted.

Available listings, as at March 21, on EdgeProp.my showed that the average asking monthly rentals for a floor unit at these shopoffices at Taman Dato Ahmad Razali stood at RM5,421 or RM2.59 psf.
