Developed by Mammoth Empire Holdings Sdn Bhd, Empire Residence is a high-end, gated-and- guarded residential development in Damansara Perdana, Petaling Jaya.

The development comprises super-link homes, semi-dees and detached bungalows with facilities such as club house, gymnasium, poolside bar, entertainment room and library.

According to Tung Kwee Sia of PropNex Realty who co-broke the deal, the 3-and-a-half-storey super link units are located in Parcel 2 of the development and were completed in end-2016.

The house is sold at below market price owing to the overall market slowdown, she told EdgeProp.my.

“The seller is from Penang. He was planning to move to the Klang Valley when he bought the house but his plans changed and he had to sell the unit,” she said.

The buyers, on the other hand, is a couple who are currently working in East Malaysia, she added.

“The buyers have disposed of some of their properties to get the funds for the purchase of this house. They are planning to move and stay here,” Tung added.

She said the buyers liked the project’s location and connectivity.

“There is an MRT station located a few minutes away and they can easily access their future workplace and the Kuala Lumpur city area via the surrounding highways]”.

Based on EdgeProp.my’s listings, as at May 10, the average asking price of landed homes at Empire Residence is RM1,572,000.

Data collated by the property portal shows that the units are being transacted at an average price of RM1,369,667 in 2018.
