Yijo Phoon from WTW Real Estate Sdn Bhd, who negotiated the deal, said Desa Aman Puri is at a strategic location with easy access to highways and main roads including Damansara-Puchong Expressway (LDP), Jalan Kepong, Jalan Kuala Selangor and Selayang-Kepong Highway, and various amenities.

“It is also close to Desa ParkCity (around five minutes’ drive), Damansara Perdana (around 10  minutes’ drive) and One Utama Shopping Centre,” he told EdgeProp.my.

In terms of public transportation, Desa Aman Puri is near the Kepong Sentral KTM, making it attractive to homebuyers and business owners who are looking for a place to start their business.

In this deal, the owner, with the help of Phoon, found a telecommunications equipment supplier as a tenant for the first floor office.

According to him, each three-storey shopoffice in Desa Aman Puri comprises six units, with each floor housing two office units.

For the deal concluded by him in June, the 704 sq ft unit is now rented out for RM1,800 a month or an average of RM2.56 psf.

The tenant likes this fully furnished unit including furniture, lighting and air-conditioners.

“The previous tenant was an interior design company. It is a nicely designed office space with meeting room and discussion areas. This saved the tenant some money on renovations as it’s a ready to move-in unit,” he added.

Phoon noted that for a bare unit in Desa Aman Puri, the monthly rental is around RM1,000 per month but the tenant doesn’t mind  paying more as he saved a lot from the not having to renovate  and fit out.

Based on seven rental listings on EdgeProp.my as of July 2, the asking rental for a similar property averages RM2.18 psf.

The property portal also had 14 sale listings for the shopoffices in Desa Aman Puri, with an average asking price of RM2.07 million or RM415 psf.

Meanwhile, EdgeProp.my transaction data showed that a total of 14 units were sold at an average price of RM4.59 million or RM682 psf in 2018.
