Developed by MK Land Holdings Bhd, The Rafflesia is the first gated-and-guarded residential development in Damansara Perdana.

According to the project’s website, The Rafflesia @ Hill comprises 106 units of three-storey semi-dees with built-ups ranging between 4,525 sq ft and 5,010 sq ft while the land area sizes range  between 3,317 sq ft and 5,453 sq ft.

According to Ganesh Ramanathan (who negotiated the deal) from Square Feet Real Estate, this development is situated on high ground and offers picturesque and beautiful homes within a lush garden-themed setting with resort-like feel.

“The Rafflesia @ Hill is a breath-taking development set atop a hill overlooking a shimmering lake on one side and elegant gardens on the other,” he told EdgeProp.my.

Its main pull factors are its serene and safe living environment as well as its easy accessibility to business hubs in the Klang Valley, added Ganesh.

He concluded the two-year tenancy of the fully-furnished semi-dee which has a land area of 5,453 sq ft and built-up of 4,525 sq ft, for a monthly rent of RM10,000.

The property was originally a developer’s show unit so it is beautifully designed and equipped with electrical appliances. The current owner purchased the unit around three years ago for investment.

“The Malaysian tenant who will be moving overseas two years later, has decided to rent this unit for his family. He liked this unit as it is well-maintained and in ready to move-in condition,” said Ganesh.

He noted that the average asking rent in this area for such a unit ranges between RM12,000 and RM18,000, thus this was considered  a good deal for the tenant while the owner also benefitted in getting a quality tenant during the current slow market.

According to EdgeProp.my data, The Rafflesia has recorded seven transactions in 2018 at an average price of RM3 million or RM738 psf. However, no deal was concluded in the first half of 2019.

Available rental listings showed that the rent for semidees in The Rafflesia ranges between RM5,000 (for unfurnished an unit) and RM12,000 (a fully-furnished unit).

The 54 sales listings recorded in EdgeProp.my showed that the semi-dees in The Rafflesia have an asking price of RM3.02 million or RM761 psf.
