Developed by Tan & Tan Developments Bhd, Semantan Villas is a high-end landed housing development in the affluent Damansara Heights in Kuala Lumpur.

The freehold development comprises 50 semi-detached homes. This gated-and-guarded project comes with its own clubhouse with swimming pool and gymnasium.

Damansara Heights is one of the most sought-after addresses by the high-income group of home buyers. It is attractive for its strategic location, easy access to Kuala Lumpur city centre and Petaling Jaya. Although it is close to major city centres in the Klang Valley, it is also a private enclave, away from the hustle bustle of Kuala Lumpur city.

Shawn Fernandez from Fernstate Sdn Bhd who concluded this rental deal, said with just 50 semidees, the tenant liked the fact that it was a low density development.

However, rental performance is varied depending on the condition of the homes, said Fernandez.

“Semantan Villas was completed in the late 1990s but some of the units have not been renovated or refurbished for some time and this could have resulted in their low rents that range from around RM7,000 to RM9,000,” he told EdgeProp.my.

For a well-maintained semidee with modern features, the rental could exceed RM10,000 per month, especially for those that are in move-in condition. 

The monthly rent for this particular unit is RM15,540 per month for a one-year tenancy.

Before the unit was put on the rental market, Fernandez had advised the owner who is based overseas to refurbish the unit to make it attractive to prospective tenants.

“The owner took my advice and did some simple renovations. Some essential fittings were also done, notably, the unit comes with fully fitted and equipped wet and dry kitchens, which gave the unit an advantage in getting a good rent rate,” Fernandez noted.

Furthermore, the house is located within a gated-and-guarded community, has a private garden, a clubhouse with facilities and walking distance to Semantan MRT station. These ticked all the boxes on the tenant’s checklist.

EdgeProp.my data showed that only one semidee was sold in 2018 with a price tag of RM3.5 million or at RM834 psf based on land area size. Meanwhile, seven rental deals were concluded in 2018 over the first quarter of 2019 at an average monthly rent of between RM8,000 and RM9,250 or RM1.95 psf and RM2.35 psf per month.

As at August 2019, there were 19 sales listings of units at Semantan Villas on EdgeProp.my with an average asking price of RM3.68 million or RM948 psf, and nine rental listings in the same area with an average asking rent of RM8,889 or RM2.24 psf.
