Completed in 2014, Menara Q Sentral is a Grade A office with Green Building Index certification and Multimedia Super Corridor (MSC) status accreditation.

Developed by Malaysian Resources Corp Bhd, the 45-storey freehold office building has a built-up area of 1.4 million sq ft.

According to Grace Ho from Greenfield Properties, the agent who concluded the deal, this is a good price for the buyer as it is a freehold, renovated and fully furnished office unit.

“The unit is well-renovated and decorated with nice lighting and colourful furniture that brighten up the space. The beautiful lake view is another plus point.

“On top of that, the unit comes with a tenancy which means the buyer does not have to worry about finding a tenant. The rental yield is 7%,” said Ho. The office unit was sold for RM3.42 million.

A transit hub, KL Sentral offers excellent rail connectivity and accessibility to major business hubs in the Klang Valley.

“Offices in KL Sentral are popular because of this,” Ho added.

According to EdgeProp.my data, there was only one transaction in 2018 at Q Sentral -- an office lot of 1,398 sq ft that went for RM3.26 million.

There were 25 sales listings on EdgeProp.my as at end December 2019 asking for an average price of RM1.1 million or RM1,682 psf.
