KUALA LUMPUR (Oct 2): Sime Darby Property’s Twin Factories, the first phase of ready-built factories in Elmina Business Park, have been 70% sold after its launch recently. Out of the 40 units on offer, 28 were snapped up. The project has a gross development value of RM90.15 million.

According to Sime Darby Property Group Managing Director Datuk Azmir Merican in a press statement, he noted that the traction gained by the first industrial project in Elmina Business Park in just one weekend is very encouraging, giving the Group a boost in confidence that upcoming projects could attract similar responses.

The Twin Factory units are semi-detached factories with lot sizes of 70ft by 150ft and 70ft by 160ft. Built-ups range from 6,000 sq ft to 6,450 sq ft and are ideal for warehousing, logistics or production facilities. The prices start from RM3.04 million and purchasers can opt for an easy ownership package as the memorandum of transfer (MOT) and sales and purchase agreement (SPA) legal fees are absorbed by the developer.

Notable features include its tri-functional design that incorporates large, unobstructed warehouse space, a reception hall and office space with double volume ceiling height.

It also has convenient front-loading access with motorised roller shutter, a high floor loading of 10kN/m2, 3-way opening for easy circulation of goods, a lift pit provision for future passenger lift installation and designated parking bays for trucks within the factory compound.

For efficient transportation and logistics there are 30.5m wide roads and ample parking for passenger vehicles outside their premises.

“We plan to enable all our industrial locations to be developed as part of a modern community integrated development to ensure a growing eco-system that supports the needs of industrial sectors,” Azmir said.

The Twin Factories are centrally located within Elmina Business Park, with easy access to Jalan Kuala Selangor and the Paya Jaras interchange on the Guthrie Corridor Expressway.

Elmina Business Park is a 1,500-acre freehold, master-planned industrial estate, located along the Guthrie Corridor Expressway (GCE) and is only 8km away from the North-South Expressway (NSE). It is also accessible via the LATAR Expressway, North Klang Valley Expressway (NKVE) and the upcoming DASH Highway. Also, the park is accessible to major land, sea and air routes being only 19km from Subang Airport, 32km from KL City Centre and 40km from Port Klang.
