PETALING JAYA (Jan 20): UEM Sunrise Bhd officially launched its KAIA Heights sales gallery in Equine Park, Seri Kembangan on Wednesday (Jan 19). 

The 19.24-acre KAIA Heights will feature four towers with a total of 924 residential units. The leasehold development will be launched in two phases. Phase 1 (Towers A — 30 storeys and B — 31 storeys with a total of 517 units) was launched in May last year and has achieved a take-up rate of 50%, while Phase 2 (Towers C — 28 storeys and D — 27 storeys with a total of 407 units) will be launched at end-2022.

Phase 1, which has a gross development value of RM350 million, will come in three-bedroom, two-bathroom layouts with built-ups ranging from 972 to 1,437 sq ft. Selling prices start from RM567,800. It has only 10 units per floor and is due to be completed in the first quarter of 2025. The maintenance fee is 35 sen psf per month.

“The development is designed to inspire joyful living experiences with the desire to provide spaces for residents to find greater quality of life. This family-oriented development is built with an abundance of green spaces, blended recreational facilities, providing avenues for active lifestyle while offering easy access to various healthcare facilities, educational institutions and retail hubs,” said UEM Sunrise CEO Sufian Abdullah.

Surrounded by lush greenery, KAIA Heights has six acres of preserved nature and eight acres of landscape and facilities that cater for first-time homebuyers, young and multigenerational families as well as upgraders. All units will have a north-south orientation to reduce direct sunlight, as well as to have unobstructed views of either the Kuala Lumpur city skyline, Bukit Jalil or Ayer Hitam Forest Reserve. Some units will come with an extra space/area that can be converted into a home office, mini gym or children play area. 

Chief operations officer (central) Liong Kok Kit stated that the development received a Green RE silver rating. The green features include using compost recycled from horticulture waste, low volatile organic compounds paints as well as rainwater harvesting to irrigate the landscape. The development is also designed without air wells to promote better ventilation and conserves almost 40% of the existing forestry surrounding the site. It is also working with Universiti Putra Malaysia on planting various species of trees native to the nearby Ayer Hitam Forest Reserve.

KAIA Heights is strategically located, chief marketing officer Kenny Wong opined. “It has a central location and is easily accessible via the Damansara-Puchong Expressway, Maju Expressway. South Klang Valley Expressway and Bukit Jalil Highway. Nearby amenities include AEON Mall Taman Equine, Giant Seri Kembangan, Alice Smith International School and Rafflesia International School. The upcoming Taman Equine MRT station is only a 1.6km drive away.”

Despite the exclusive hilltop development, construction will be undertaken with adherence to the strictest safety standards, retaining the elevated land levels and clearance of at least 14m in building setbacks.

The development will offer facilities such as a 725m jogging trail, futsal court, half basketball court, multipurpose hall/badminton court, gymnasium, yoga room, barbecue pavilion, family pool, wading pool, jacuzzi and co-creation space, all of which will be spread out on the ground, fourth, seventh, eighth and ninth floors. It caters for residents from all walks of life, from the young to the elderly.
