SELANGOR (May 8): Setia Alamsari in Kajang has unveiled the first phase of Aderyn under the ANDRA collection, the township’s first series of starter homes.

The township launched the first 108 units of Aderyn comprising 174 double-storey terraced homes. According to a media release by S P Setia Bhd, this phase is estimated to have a gross development value of RM125.7 million, with a price range of RM667,000 to RM955,000.

“The demand for terraced homes has been steady for us, as more first-time buyers or families from areas like Seremban, Nilai, Sepang and Semenyih are looking to upgrade the chance to own a new freehold landed residence in a well-planned township like Setia Alamsari in this area of Kajang, while being close to Kuala Lumpur city centre,” said S P Setia general manager Koh Sooi Meng.

“With a more affordable price point, we are confident in recording a good take-up for Aderyn due to the encouraging response from the enquiries we have been receiving since the soft launch in February, before the official launch end-March,” added Koh.

Built within a guarded community, Aderyn homes have a land size of 1,300 sq ft, with built-ups ranging from 1,685 sq ft to 1,938 sq ft and are designed to have a north-south orientation.

“Aderyn also caters to the demand for more rooms by maximising space to its fullest to offer four bedrooms and three bathrooms within a starter home builtup,” stated S P Setia.

A three-acre a “pocket park” dubbed Serenity Park located “within walking distance” to Aderyn “where all walks of life can recuperate at the aesthetical common outdoor spaces like the Chime Trellis and The Hut while immersing themselves in the lush landscapes”, it added.

Setia Alamsari covers a freehold land area of 775 acres with a gross development value of RM5.1 billion. Its residential developments with tropical design concepts offer superlink homes, linked semi-dees and bungalows.

Setia Alamsari launched its first commercial phase, Emporia, in August last year, which has been fully sold. Its 30 units of double-storey shop offices are targeted to be completed by 2025.

With the UKM KTM station nearby, the township enjoys connectivity to major highways including the North-South Expressway, Kajang-Seremban Highway (LEKAS) and Kajang Dispersal Link Expressway (SILK), “providing families and upgraders from Seremban, NilaiSemenyih and Sepang better accessibility to Kuala Lumpur City Centre while located away from the bustling city”, said S P Setia.

The township is also near medical facilities like Kajang Hospital, KPJ Kajang Specialist Hospital, and higher education institutions German-Malaysian Institute (GMI) and University Kebangsaan Malaysia (UKM).

The largest mosque in Kajang, Masjid Baiturrahman Alam Sari is also situated within the township and is targeted to be completed by end-2024.
