Aseana Puteri

•     Today, we continue our focus on Puchong, Selangor by looking at average prices on a psf basis. Based on transactions analysed by TheEdgeProperty.com, the average price of non-landed homes in these areas was RM327 psf in 1Q2015.

•     While Puchong is now an established neighbourhood, prices generally remain lower than those in Petaling Jaya. In the 12 months to 1Q2015, about half (49.8%) of the secondary non-landed residential transactions fell within the RM201– RM400 psf range. Another 24.2% fell within the RM401–RM600 psf range.

•     The most expensive project on a psf basis was the serviced apartments at SetiaWalk, with an average price of RM572 psf, given the premium placed on well-designed, mixed-use developments.

•     The properties in Bandar Puteri Puchong are able to command a slight premium. The next most expensive projects, Hijauan Puteri Condominium (RM506 psf), Aseana Puteri (RM463 psf) and Puteri Bayu (RM456 psf), are all located within this township. All three are developed by IOI Properties, with Hijauan Puteri Condominium being the most recent.

•     Bandar Puteri Puchong is a highly popular township due to the numerous services and entertainment options there. The development of the neighbourhood is spearheaded by IOI Properties and its upcoming development IOI Rio City. With a gross development value of RM6 billion, IOI Rio City is a 72-acre mixed-use development which will combine office, retail, hotel and residential space.
