TCS Arcadia

JENJAROM (July 8): TCS Group is unveiling TCS Arcadia, which has a gross development value (GDV) of RM280 million, at the end of this month. It is the fourth project by TCS Group.

TCS Arcadia is a 30-storey serviced apartment project coming up on a 3.3-acre leasehold tract of land in Bandar Saujana Putra.

The development consists of 41 units of shop lots across two floors, a six-storey car park, a facilities floor on level six, and two 22-storey blocks with 460 units of serviced apartments.

“The built-up for the serviced apartments range from 816 to 970 sq ft, and are selling from RM408,000,” TCS Group general manager James Ooi Kee An told TheEdgeProperty.com.

Within the project, there are more than 26 facilities on level six. These include a tennis court, fitness area, jogging/cycling track, aerobic deck, Wi-Fi zone, nursery, barbecue area, aqua gym and swimming pool.

TCS Arcadia is a 15 minutes’ drive from Putrajaya IOI City Mall, 10 minutes from Cyberjaya and Putrajaya, and a short LRT ride to Putra Heights and Puchong for a range of amenities such as the commercial area, hospital, school and public transport.

“There is also a proposed link to Bandar Rimbayu and Kota Kemuning, as well as a proposed flyover connecting North-South Expressway Central Link (Elite) and South Klang Valley Expressway (SKVE), to make it even more accessible, although the project already has direct access to Elite, SKVE and Shah Alam Expressway (KESAS),” Ooi said.

Besides easy access to highways, the project also provides investment potential, as it is located within walking distance to MAHSA University College – Main Campus, and Hospital Swasta (Kolej Universiti MAHSA).

“We are targeting young couples looking for a home, buyers from the locality, parents buying for their children who are studying here, as well as investors,” he said.

He added that the project has received many enquiries, especially from people in the area and TCS Group’s return customers.

TCS Group has launched and completed three projects in Bandar Saujana Putra, namely Saujana Permai (2-storey link houses) that was handed over on early 2014; Saujana Prima (2-storey link houses) and Saujana Avenue (shop houses), both of which were handed over in early January and March 2015 respectively.

James Ooi Kee An“We plan to hold a soft launch for the project by the end of July, while the official launch depends on the response [to the project] during the soft launch. However, it [official launch] should be held around August or September. We are confident about the project and have no plans to hold back the launch even though the market is pretty soft now,” Ooi said.

Meanwhile, the shop lots in TCS Arcadia are not for sale.

“We want to bring in more quality shops into Bandar Saujana Putra to cater to the lifestyle needs of residents. Hence we decided to not sell but rent out. We are also in talks with some potential tenants. However, [there is] nothing concrete yet,” he said.

Construction work of TCS Arcadia will commence on January 2017, and is slated for completion in 42 months.

Moving forward, TCS Group plans to launch TCS Lakeview at BSP (apartment project with a GDV of RM180 million), Blue Valley Eco Garden at Blue Valley, Cameron Highlands (apartments within 70 acres of the Gateway of Cameron Highlands project) and TCS Hillpark at Puncak Jalil (semi-dee homes with GDV of RM400 million) nearby Pavillion 2 at Bukit Jalil City.
