Lee said Kiaraville was launched in 2005 and the selling price back then averaged RM400 psf.

The deal was concluded with a price tag of RM1.4 million or RM733 psf.

According to data from TheEdgeProperty.com, 17 units were sold at an average price of RM1,540,125, or RM661 psf, last year.

Based on 56 listings from TheEdgeProperty.com, the average asking monthly rent is RM7,043, or RM3.25 psf, putting the indicative asking rental yield at about 5.9%.
