S P Setia Bhd’s De Kiara

PETALING JAYA (Oct 18): S P Setia Bhd’s De Kiara affordable apartment project under the Rumah Selangorku programme is currently open for sale, with prices starting from RM170,000.

Located at Precinct 15 in the north of the Setia Alam township in Shah Alam, De Kiara comprises three blocks of 16-storey apartments, housing a total of 737 units.

The 3-bedroom and 2-bathroom units have an average built-up of about 800 sq ft and each comes with two parking bays.

The apartments are also located within walking distance to the Setia Urban Park and the Setia Taipan commercial strip, general manager of Bandar Setia Alam Tan Siow Chung told TheEdgeProperty.com.

Tan added that another upcoming Rumah Selangorku project is De Bayu, which will have 723 3-bedroom and 2-bathroom apartment units with a built-up size of 900 sq ft and priced at RM200,000. Interested and eligible purchasers can register themselves via the Selangor Real Estate and Housing Board website.

Besides the Rumah Selangorku programme, Setia Alam North also has other affordable apartment projects such as Seri Baiduri, Seri Jati, Seri Intan, Seri Kasturi, Seri Mutiara and Seri Pinang.

Spanning about 700 acres, Setia Alam North is just 1km north of Setia City, the central green hub of Setia Alam.

Tan Siow ChungThe 2,525-acre Setia Alam township is accessible via the Setia Alam-New Klang Valley Expressway (NKVE) Link. In the near future, the proposed new link road to Seksyen U10, Shah Alam or Alam Budiman would also allow access to the upcoming Damansara-Shah Alam Elevated Highway (DASH).

According to Tan, five out of six of the affordable apartment projects which were launched from 2012 to early 2015 have been fully sold except for Seri Pinang, which is 98% sold.

The prices for these apartment projects range from RM171,000 to RM247,000. Each project comes with condominium-like facilities such as swimming pool, badminton and futsal courts, a fully-equipped gym and launderette.

Tan noted that for every housing project, amenities and facilities are important to attract buyers.

“[The concept of] affordable housing has evolved along the way. Affordable housing in the past makes you think about [the former] Pekeliling Flats.

“But that won’t appeal to homebuyers. So, the latest requirement for affordable housing desired by most Gen-Y is it must provide them [with] a sense of pride and belonging.”

For instance, there is an archway to every entrance of an affordable apartment project in Setia Alam. This not only acts as a security feature but also gives its residents a sense of pride and belonging.

“To them, they want more than a dwelling place, they want a sense of ownership as well,” said Tan, adding that the affordable apartment model is also replicated at Setia EcoHill in Semenyih.
