PETALING JAYA (May 31): Oakland Commercial Centre II phase 4F in Seremban, Negeri Sembilan has received encouraging response with 40% of its 182 shop units and offices taken up during a launch on May 15, 2016.

Oakland Holdings Sdn Bhd sales and marketing manager Wong Soon Wong said phase 4F comprises two blocks of 4 and 5-storey commercial blocks offering buyers a choice of lifestyle shops and flexi-office units.

“The freehold development features natural lighting, an alfresco dining concept and an outdoor boulevard with landscaping and water features,” he told TheEdgeProperty via email.

The shop units located on the ground floor and first floor have a built-up of 1,041 sq ft while the office units on the third floor onwards have a built-up of 1,124 sq ft.

Wong said the selling price for the shop units averages RM450 psf or starts from RM450,000. Office units start from RM280,000 or an average of RM240 psf.

“With piling works commencing in July or August, Oakland Commercial Centre II phase 4F is on track to be completed by 2019,” he added.

According to him, the shops are designed with wide dual frontage with boulevard to provide ample space for business owners. There will be two lifts to service the shop and office units.

“There will also be a covered central boulevard with landscaping, 24-hour security with CCTV monitoring and a link-bridge to individual blocks,” Wong added.

The commercial centre is located near the North–South Expressway and is situated about 3km from the business district of Seremban and 60 km from Kuala Lumpur.

He noted that within a 10km radius from the development, there are more than 30 residential areas such as Taman Permai, Taman Bukit Chedang, Taman Bukit Kaya and Taman AST.

Wong said demand for commercial property in Seremban remains strong, especially for shopoffices with a modern design, as there is rising demand for F&B, health and lifestyle services.

“Phase four is divided into six phases. Since phase 4A was launched in 2002, the project has received overwhelming response from buyers with all 450 units of shops and offices that were launched taken up,” he added.
