Ceriaan Kiara is a freehold condominium in Mont’Kiara, Kuala Lumpur. The six-year-old condominium comprises two blocks of 25 and 26-storey residential towers housing 238 units with built-ups ranging from 1,828 sq ft to 2,208 sq ft.

According to the negotiator, Freeman Woo Chee Meng of MIP Properties, Ceriaan Kiara was launched in 2006 with selling prices averaging RM330 psf. The project was completed in 2009.

“Mont’Kiara is one of the most sought-after addresses in Klang Valley. The selling price of some developments in Mont’Kiara has exceeded RM1,000 psf but the new owner of this property managed to own a unit in Mont’Kiara with an average price of RM500 psf,” he said.

Woo closed the deal with a price tag of RM1.02 million, which averages RM500 psf.

He noted that Ceriaan Kiara is a well-maintained condominium with bigger units and therefore suitable for buyers who want bigger space. Futhermore, it is also a low-density condominium with only six units in a floor.

“This is also a good investment for buyers looking for rental yield. For instance, a well-maintained unit like this could fetch a monthly rental of RM4,000 to RM4,500, so the return of investment (ROI) is about 5%,” Woo said.

According to data from TheEdgeProperty.com, there were three units transacted in 1Q2015, where the selling prices averaged RM1,000,000 or RM473 psf.

A recent listing dated March 24 in TheEdgeProperty.com showed that a same-sized unit in Ceriaan Kiara is asking for RM1,088,800, which averages RM534.77 psf.

In terms of rental, based on 41 listings, the current average asking monthly rent is RM4,641 or RM2.24 psf and the indicative asking rental yield is about 5.5%.
