Q Sentral is a 45-storey Grade A office tower in KL Sentral, Malaysia’s largest transit hub and Kuala Lumpur's integrated rail transportation centre. The office tower is just next to Menara CIMB and the upcoming St Regis Kuala Lumpur.

The negotiator points out that KL Sentral is attractive due to its connectivity and the availability of amenitites nearbysuch as NU Sentral and hotels.

“Despite the weakened market condition, there are still quite a number of enquiries for office space in Q Sentral as there is no other office building in KL Sentral offering smaller office spaces -- around 1,000 sq ft -- which are suitable for small companies wanting to have a presence in Kuala Lumpur,” he said.

Ho recalled that Q Sentral was launched in 2011, with prices averaging RM1,200 to RM1,300 psf, depending on the level of the unit. The office building offers facilities such as an intelligent destination lift control system, turnstile security access gate, centralised data centre, fibre optic backbone system, sky garden and a "floating" gymnasium.

While the rental is "slightly lower" than market rate, Ho points out that it is a win-win situation for the tenant and landlord, because "the landlord can enjoy a stable rental income for the next few years as the tenant is with a subsidiary of a reputable company.

A check with TheEdgeProperty.com shows a March 9, 2016 listing on a 1,964 sq ft office unit asking for RM7.50 psf, or monthly rental of RM14,730.

According to rental listings on TheEdgeProperty.com, the average asking monthly rental per month is RM1,548 or RM6.85 psf.
