Verve Suites is a luxury serviced apartment development located at Jalan Kiara 5, Mont’Kiara, Kuala Lumpur. The 5.87-acre freehold development comprises four residential towers of 881 designer suites of between 462 sq ft and 1,394 sq ft in built-up area.

According to the agent, Jerrie Chea of Propstar Realty, the first block of Verve Suites was launched in 2006, and the last block – Vox Tower – was launched in 2010. The selling price averages RM1,000 psf.

“For the past one year, units with built-up sizes of 926 sq ft in Vox Tower were transacted from RM1.15 million to RM1.25 million. This unit is selling at RM1.15 million or about RM1,241 psf,” he said.

Chea noted that Verve Suites is one of the most sought-after condominiums in the Mont’Kiara area for its unique facilities. For instance, Vox Tower has a sky beach on top of the residential tower. It is the only sky beach in Mont’Kiara.

“All the units are fully furnished, with classy interior design, Vox Tower has the most expensive interior fittings and fetches a higher price than other towers,” he added.

According to data from TheEdgeProperty.com, as at Dec 22, 2015, there were six transactions sold at an average price of RM820,000, or RM1,040psf, last year.

Based on 698 listings from TheEdgeProperty.com, the average asking monthly rent is RM3,446, or RM5.30 psf, putting the indicative asking rental yield at about 5.6%.
