According to Ho Chin Kun from Huttons Oneworld Sdn Bhd, Vertical Business Suites is a well-planned development with a good mix of commercial and residential components. The leasehold office suites was launched in 2012 with selling prices from RM850 psf.

“In terms of location, Bangsar South is strategically located between Kuala Lumpur and Petaling Jaya, which makes it a good choice for companies with employees from both areas. Bangsar South was also recognised as the MSC Malaysia Cybercentre by the Malaysian government in 2010,” he added.

Ho said the owner wanted to liquidate the property and was willing to lower the selling price and concluded the deal at RM1.26 million or RM915 psf, below the property’s average asking price.

“The deal is a great bargain for the buyer as the transacted price is below the market’s asking price of RM1,100 psf. The buyer purchased this unit for his own use,” he explained.

A recent listing dated Feb 15 in TheEdgeProperty.com showed that a unit with a built-up size of 878 sq ft is asking for RM1.01 million or RM1,155.81 psf.

According to rental listings in TheEdgeProperty.com, the average asking monthly rent is RM5.09 psf.
