Kotasas Evergreen II Homes

PETALING JAYA (May 30): KotaSAS Sdn Bhd, the developer of Kota Sultan Ahmad Shah (KotaSAS) township in Kuantan, Pahang, has seen 52% of its Evergreen II Homes being taken up since the project was unveiled in March, said the developer.

Director Datuk Azizan Jaafar told TheEdgeProperty.com that Evergreen II Homes offers 229 units of 1-storey leasehold properties, which consist of 99 units of terraced houses with a built-up of 1,257 sq ft and 130 units of semi-detached houses with a built-up of 1,605 sq ft.

“The construction of Evergreen II Homes will commence in June this year and is expected to be completed by May 2018,” he said in an email interview.

According to the company, the selling price of the units averages RM245 psf, with the terraced houses starting from RM273,675; while the semi-dees have a minimum selling price of RM363,216.

The 23-acre project has a gross development value (GDV) of RM86 million. The development is in Precinct 5 of the 1,500-acre KotaSAS township.

KotaSAS Sdn Bhd, the wholly-owned subsidiary of Tanah Makmur Bhd, a Pahang-based plantation company, is the developer of the township.

Launched in 2010, the KotaSAS township has built over 1,000 houses to cater to the needs of locals.

Its recent launch in May last year saw 60% of its 190 landed homes sold within three months.

Azizan said the company plans to launch phase one of Precinct 7, which comprises 163 units of 2-storey terraced houses and 44 units of 2-storey semi-dees, in 4Q2016.

“The development also consists of a 6.73-acre linear garden, offering the residents a good living environment and recreational place,” he added.

He noted that the target market is first-time home owners and young couples, government servants and private sector employees, as well as people who work in the industrial areas in Kemaman, Gebeng and Pekan.

“The demand for landed homes remains strong in Kuantan. Most buyers are looking for landed property within the price range of RM300,000 and RM400,000,” Azizan explained.
