KUALA LUMPUR (March 11): Patience and hard work are the secrets to surviving today’s soft property market, said Malaysia’s top property agents.

“Malaysia property buyers are very cautious when buying property nowadays. They are usually more demanding and require more relevant information before making a decision. To close the deal, an agent has to be more patient and humble,” said CBD Properties Sdn Bhd real estate agent Shermine Lim in a session entitled “Secrets of Super Power Agents” during the Malaysian Annual Real Estate Convention (Marec’16).

Gerard Chan of Three Acres Real Estate Sdn Bhd -- another speaker at the same session -- agreed with Lim that patience is a much needed quality in getting a deal closed in today’s market.

“If you are well prepared to meet all the client’s needs, it not only helps you to close a deal, but to achieve much more, such as gaining more loyal clients that might give you business in the future. Always remember, a new client is more difficult to serve than an old client,” Chan noted.

Chris Tee of Property Hub Sdn Bhd concurred, adding that industry training and learning new marketing skills are very important to keep agents up-to-date. 

Meanwhile, Wong Yau Long of Cornerstone Realty believes that the overseas buyers’ market has great potential, especially as the ringgit is weaker now.

“Of course, there are plenty of rich Malaysian but they are more cautious about buying property now. While we are waiting for the market sentiment to recover, why not take this chance to expand to the overseas buyers’ market?” asked Yau Long, adding that Malaysia’s relatively inexpensive properties are very attractive to foreign buyers.  

However, Colin Wong of H.Simon Real Estate believes focusing on one thing at a time brings better returns in the future.

“For example, I was focused on setting up the company website and today, it is one of the top property websites in Kuching. I believe that by focusing on one thing at a time and making it the best, it will bring you more than you imagine in the long run,” Colin noted.
