PETALING JAYA (March 16): IJM Land Bhd will be launching Block A, the final block of Kalista 2 @ Seremban 2 executive apartments, and 183 units of 2-storey linked houses called Rimbun Irama in 2Q2016, said IJM Land’s central region senior manager for property development Hoo Kim See.
The projects are located in IJM Land’s 2,300-acre Seremban 2 township.
“The 208 units of executive apartments will have built-ups of 926 sq ft to 1,561 sq ft and be tentatively priced at RM310,000 while the 183 units of 2-storey linked terraces with built-ups of 2,224 sq ft and 2,451 sq ft will tentatively be priced from RM550,000,” he told TheEdgeProperty.com.
According to him, the gross development values (GDV) of Kalista 2 Block A and Rimbun Irama are RM79 million and RM115.9 million respectively.
Meanwhile, the first block of Kalista 2 (Block B) will be completed by July next year.
Kalista 2 Block B units have built-ups from 926 sq ft to 1,561 sq ft and are priced from RM291,800 onwards.
Block B’s current take-up rate since its launch last July is 75%.
Meanwhile, Seremban 2’s neighbouring development, the 1,500-acre S2 Heights, will see the completion of two new projects soon, said Hoo.
They are Saujana Duta’s phase two comprising 2-storey bungalows, which will be completed this September, and Rimbun Vista 2-storey superlink homes, which will be completed in September next year.
“Saujana Duta phase two has seen a take-up rate of 60% since its launch in September 2014 while Rimbun Vista has seen a take-up rate of 65% since its launch in September last year,” he said.
Saujana Duta’s 75 units of 2-storey bungalows have built-ups from 5,066 sq ft to 6,866 sq ft and are priced from RM2.64 million, while Rimbun Vista’s 202 units of 2-storey superlink houses have built-ups of 1,920 sq ft and 2,024 sq ft and are priced from RM650,800.
