KUALA LUMPUR (June 19): One of Kuala Lumpur’s oldest roads, Jalan Ipoh winds through the neighbourhoods of Jinjang and Segambut until Sentul. The areas that it runs alongside comprise mainly low to medium-cost homes and old shophouses.

However, at the tail-end of Sentul and also part of Jalan Ipoh is Sentul West, where new high-end condominium projects such as The Maple have added a touch of luxury living to this part of town

The ongoing redevelopment Sentul West project by YTL Land and Development Bhd has had a knock-on effect on Jalan Ipoh's property market. A number of new projects have followed its lead into the area, including DeSkye Residence, Kiara East, Lakeville Residence and Eco Sky.

According to transaction data compiled by theedgeproperty.com, prices of non-landed residences in Jalan Ipoh, including Sentul West, hit a new high of RM395 psf in 3Q2014, up 10.1% from the same period in the last year.

The area is still a work-in-progress, but real estate agents and consultants say Jalan Ipoh offers long-term growth potential, given its current affordability, renewal prospects and proximity to Kuala Lumpur City Centre.
