66 Jalan Limau Manis Bangsar

PETALING JAYA (Oct 16): A freehold 2½-storey link house at No 66 Jalan Limau Manis is going for an asking price of RM2.5 million (RM625 psf). The house measures 24 ft by 80 ft, with a built up of about 4,000 sq ft.. It comes with 4+1 bedrooms and 4 bathrooms.

The open house this weekend (Oct 17 and 18) will allow potential buyers the opportunity to appreciate the extensive renovations that were completed five years ago. It comes partially furnished with kitchen cabinets and wardrobe units. The current owners are moving out to a smaller place now that their children have flown the nest.

While the house is finely done up, the thing that will stand out for many is the price. According to PPC International real estate negotiator Renu Dayalal, who is handling the sale, the price is very good. Considering that a basic house similar to No 66 in Jalan Limau Manis or Bangsar Baru is between RM1.7 million and RM1.8 million, then add about RM1 million of renovation costs, RM2.5 million is not a bad deal, she explained.

The entrance is of a modern-Balinese blend, while the interiors have been thoughtfully laid out.

According to theedgeproperty.com research data up to Oct 15, in the first quarter of 2015, one house along the same road was sold at RM1.3 million. Since 2012 to 2014, there have been 10 transactions on Jalan Limau Manis, with the highest transacted price in 2Q2012 recorded at RM1.67 million.

For 2Q2014 to 1Q2015, based on two rental listings, the average asking rental is RM4,000. For more details or to make an appointment for viewing, contact Renu Dayalal at 012-389 0575. The open house is from 10am to 5pm.
