This is the first in a series of four snapshots on South Central Petaling Jaya. Watch out for part two tomorrow.

 

  • This week’s spotlight falls on non-landed residential properties in what we’re calling South-Central Petaling Jaya (PJ). This covers the central and southern parts of the city, including the more mature townships bisected by the Federal Highway. The areas covered border Kuala Lumpur and are bounded by Sungai Klang to the south, Bukit Gasing Forest  Reserve and Universiti Malaya to the east, and the Sprint Highway to the north. Damansara Jaya, SS1, SS2, SS23 and Taman Megah are included while Damansara Utama, Kampung Sungai Ara, Kelana Jaya and Bandar Sunway are excluded, being analysed separately.
     
  • Based on theedgeproperty.com’s analysis of transactions, the average price eased in 1Q2013 and then spiked in 2Q2013 due to a large volume of transactions at Five Stones in SS2 and 1120 Park Avenue in PJS 1.
     
  • The average price was RM414 per square foot (psf) in 3Q2014, up 10.6% y-o-y. This followed a 28% spurt in the preceding year. On the other hand, transaction activity softened considerably, with transaction volume for the 12 months to 3Q2014 declining 35.2% from 1,124 units to 728 units.
     
  • As one of the Klang Valley’s most desirable addresses, South-Central PJ is a mature area with limited land left for development. The present hub of construction activity can be found at PJ Section 13 where former industrial lots are being redeveloped.  Some of these projects include Fraser Square (led by Fraser & Neave Holdings) and PJ Midtown (a joint venture between IOI Properties and Sime Darby Brunsfield).
