Brickfields

•    Since its inception in the early 2000s, KL Sentral has transformed the once sleepy Brickfields area into a veritable cosmopolitan hub. Numerous projects have since sprouted in and around Brickfields, futher gentrifying the neighbourhood.  
•    Based on TheEdgeProperty.com’s analysis of transactions in the 12 months to 1Q2015, the average transacted price per square foot (psf) was RM623 psf in 1Q2015, while the average transacted price per unit stood at about RM860,000.
•    Brickfields offers a diversity of properties. Some 31% of  transactions were for units priced over RM1 million while 15.5% were in the range of RM400,001 – RM500,000 and 12.1% were in the range of RM800,001 – RM900,000.
•    The top two most expensive projects are Suasana Sentral Condominium and Suasana Sentral Loft with an average price per unit at RM1.47 million and RM1.39 million respectively. These neighbouring condominiums within KL Sentral have very similar price points, with units generally transacting for over RM1 million each. The most expensive sale was for a 2,799 sq ft unit in Suasana Sentral Condominium. The 4-bedroom penthouse was sold for RM2.35 million in September 2014.
•    Spearheaded by Malaysian Resources Corp Bhd in the mid-1990s, the integrated transport hub of  KL Sentral has evolved into a vibrant hub for business, residential and entertainment purposes. The other residential components within the 72-acre development include Ascott Sentral Serviced Apartments, Sentral Residences and St Regis Hotel and Residences.
•    Relatively affordable apartments in the mid-end segment are at Menara Pelangi (RM417,000) and Menara Puteri (RM434,000). These buildings are fairly dated and are located away from the KL Sentral hub. Standard 3-bedroom units here measure 900 – 1,200 sq ft and had typically transacted for between RM400,000 – RM480,000.
