Bukit Jalil

This is the second in a series of four snapshots on Bukit Jalil. Look out for part three tomorrow.

•    Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was at RM444 psf in 3Q2014, while the average transacted price per unit stood at a reasonable RM535,000.

•    Bukit Jalil is quite diverse in character. In the same period, the RM400,001 – RM500,000 price range accounted for the largest market share of transactions (20.1%). Some 16.5% of transactions were for homes priced below RM300,000 while 7.2% were for homes priced above RM1 million.

•    The most expensive projects in Bukit Jalil by average transacted price per unit are led by The Treez Jalil Residence (RM1,092,000), KM1 (RM978,000) and Covillea (RM784,000).

•    The most expensive transaction was for a 3,200 sq ft penthouse unit at The Trees Jalil Residence which was sold for RM1.88 million, or RM588 psf, in December 2013. Savanna 2 is another pricey development and is only excluded from this list due to lack of transactions.

•    The most affordable developments are led by old apartments such as Sri Rakyat Apartment (RM122,000), Arena Green (RM337,000) and the Bukit OUG Condominiums (RM355,000).

•    Most of the newer developments such as Bukit Jalil City and The Link 2 Residences are becoming increasingly upmarket. The Casa Green development is an exception. Developed as part of the Federal Territory Affordable Housing Project, the project is aimed at the middle income segment with prices starting from RM300,000. There will also be another 1,500 units of PR1MA housing available in Bukit Jalil.
