PROPERTY SNAPSHOT 2: What’s affordable in Damansara / Bandar Utama?

• As one of the Klang Valley’s most popular urban centres, non-landed residences in the Damansara/Bandar Utama areas comprise mostly of condominiums targeted to the upper-middle class segment. Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price was RM493 per square foot (psf )in 3Q2014, while the average transacted unit price was about RM430,000.
   
• Surprisingly, the largest percentage of transactions were in the RM200,001 – RM300,000 range, or 23.2% of total transaction volume. Units sold in this price range were mainly studio units. Some 76.6% of transactions occurred under the RM500,000 level while only 7.1% were for units above RM1 million. 
   
• By average transacted price per unit, the most expensive project is 1Bukit Utama in Bandar Utama. Units here transacted for an average of RM1.172 million. They are typically spacious, measuring about 1,980 to 2,300 sq ft. Sister project 9 Bukit Utama has even larger units measuring 2,286 – 2,668 sq ft. This project was excluded due to the lack of transactions within the study period.
   
• The least expensive projects are low and mid-cost units such as Desa Mutiara Apartments (RM175,000) and Flora Damansara (RM180,000). Meanwhile, Empire Damansara (RM332,000), Ritze Perdana 2 (RM333,000) and Ritze Perdana 1 (RM360,000) are relatively affordable as they are mainly studio units, hence the low average unit prices.
