Kajang town

•    Kajang’s numerous non-landed properties fall primarily in the mass-market segment.

•    Based on theedgeproperty.com’s analysis of transactions in the 12 months to 3Q2014, the average transacted price per square foot (psf) was RM227, and the average transacted price per unit was RM215,000.

•    The RM100,001 – RM200,000 price range accounted for the largest market share of transactions (34.8%), followed by the RM200,001 – RM300,000 price range (22.5%). Kajang remains fairly affordable, with 97.5% transactions below the RM500,000 level.

•    By average transacted price per unit, Flora Green in Bandar Sungai Long is the most expensive condominium with an average unit transacting for RM550,000. Built in the late-90s, it is situated right at the edge of the Sungai Long Golf and Country Club, offering panoramic views. The hefty prices are due to the spacious unit sizes, which start from 1,755 sq ft.

•    Evergreen Park Cypress, also in Bandar Sungai Long, is the next-most expensive project, with an average transacted unit price of RM465,000. It is clustered among Evergreen Park Acorn & Hazel and Evergreen Park Scot Pine condominiums. Evergreen Park Cypress units are the largest: a typical 3-bed, 2-bath unit is 1,453 sq ft.

•    The least expensive projects are led by low-cost flats such as Taman Asa Jaya (RM36,000). Units here are especially small: a typical 2-bed unit is 484 sq ft. Others include the Taman Kajang Utama Apartments (RM55,000) and the Kajang Mewah Flats (RM56,000). They are usually walk-up flats and consist of compact units.
