Kota Damansara property

This is the second in a series of four snapshots on Kota Damansara. Look out for part three tomorrow.

•    Today, Kota Damansara is a major hotspot, favoured for its amenities and excellent location between established and upcoming townships. Traffic is a major issue but should ease with the upcoming MRT.

•    Property prices in Kota Damansara are still relatively affordable, mainly due to the large variety on offer which cater to different markets.  However, new launches are increasingly upmarket. The average transacted price per square foot (psf) in Kota Damansara surged 44.4% y-y to RM514 psf in 3Q2014, according to theedgeproperty.com’s analysis.

•    For the 12 months to 3Q2014, just over half (52.8%) of all non-landed properties transacted in the area were within the RM400,001 to RM500,000 price range. This was followed by the RM300,001 to RM400,000 (23.7%) and RM500,001 to RM600,000 (10.4%) price range.

•    The more expensive developments are mostly clustered along Persiaran Surian. In that same period, I Residence was the highest priced development, with an average transacted price of RM537,375. This was followed by Cascades Residences (RM473,190), Cova Villa (RM468,778), Casa Residenza (RM452,192) and D’Rimba (RM450,759). 

•    The least expensive properties are the older low and medium cost flats developed by PKNS. These include Gugusan Semarak (RM103,364), Gugusan Seroja (RM109,500), Palma Perak & Puteri (RM213,833).

•    Affordable choices for middle income home buyers include De Rozelle (RM365,571), D’Shire Villa (RM395,000) and Palm Spring (RM426,068).
