•    While the Sentul Masterplan urban renewal continues, the rest of the neighbourhood remains a low to mid-end market, comprising primarily dated apartments and condominiums.

•    Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price was RM424 psf in 1Q2015 while the average transacted price per unit was about RM357,000.

•    The landscape here is diverse. In the 12 months to 1Q2015, almost half (49%) of transactions were below RM300,000. The RM300,001 – RM400,000 range was the most popular (25.5%).

•    The mid-market RM600,001 – RM700,000 range made up 11.5% of transactions. They are found within the Sentul Masterplan and are targeted towards the upper-middle class and are priced at least 15% higher than surrounding properties.

•    The most expensive project during the review period was The Saffron. Completed in 2009, the average price per unit here was at RM734,000. Typical 1,087 sq ft units had transacted for between RM620,000 – RM740,000. The most expensive transaction was for a 3,197 sq ft unit sold for RM1.35 million in June 2014.

•     Next is The Tamarind with an average price per unit of RM731,000. While this project is slightly older than The Saffron, it has benefitted from the surrounding developments and is deemed as similar to its neighbouring projects. Typical 3-bedroom units here measure 1,109 sq ft and had transacted between RM630,000 – RM730,000.
