Tropicana Grande

•    Properties in Tropicana and Sunway Damansara fall primarily in the upper-middle segment. Based on TheEdgeProperty.com’s analysis of transactions, the average transacted price of non-landed homes was RM518 psf in 1Q2015 while the average transacted price per unit was about RM631,000.

•    In the 12 months to 1Q2015, the RM400,001–RM500,000 range recorded the highest proportion of secondary transactions, at 35%. Another 49.3% of transactions were for properties priced between RM500,000–RM1,000,000. Some 5.5% of transactions were for units sold for over RM1,000,000.

•    The most expensive project was Tropicana Grande, with an average price per unit of about RM2.12 million. Completed at the end of 2013, this property aims to deliver the height of luxury with spacious units ranging from 2,282 sq ft to 6,602 sq ft. The condo’s typical 4-bedroom, 5-bathroom units have transacted from RM1.59 million.

•    Unsurprisingly, the most expensive unit sold within the review period was for a unit belonging to Tropicana Grande. In September 2014, a 6-bedroom, 6-bathroom unit (3,671 sq ft) here had transacted for RM2.6 million.

•    The least expensive project in the vicinity was Damai Apartment, with an average price per unit of RM109,000. This project is a leasehold, low-cost apartment located behind the Merchant Square Business Centre.

•    Within the mass market segment are Palm Spring (RM438,000) and Bayu Puteri Apartment (RM440,000). The former is located close to the Kota Damansara commercial centre while the latter is located further south, next to Damai Apartment.
