Bandar Sungai Long property

•    Based on transactions analysed by theedgeproperty.com, the combined average price of condominiums and apartments in the area was RM227 psf in 3Q2014, up 17.7% y-o-y. 

•    Non-landed properties in Kajang consist primarily of mass-market apartments. In the 12 months to 3Q2014, the majority (50.4%) of transactions fell within the RM201 – RM400 psf range, while 49.3% were under RM200 psf.

•    The newer condominiums cater for slightly more affluent buyers. Hence, the most expensive addresses are also the newest. Completed at end-2013, Tiara Parkhomes’ average price of RM369 psf is the highest. Located in Taman Bukit Ria, its secondary sales have been dampened by MKH Bhd’s newer Saville@Kajang and Mewah 9 Residence nearby.

•    The next-priciest address is Pearl Avenue in Sungai Chua, with an average price of RM328 psf. Like Tiara Parkhomes, it was completed at end-2013 but is a mixed-use development with ground floor shop lots. Sales here have been brisk, with 69 transactions recorded in the review period.

•    Greenview Residence (RM314 psf) at Bandar Sungai Long is a quiet option. It sits on top of the hill and commands views of the town. Units are fairly spacious, with a typical 3-bedroom unit measuring 1,366 sq ft.

•    The most affordable dwellings are led by the low-cost flats and walk-up apartments at Taman Asa Jaya (RM74psf), Taman Cheras Prima (RM93 psf) and Taman Kajang Utama (RM93 psf).
