PROPERTY SNAPSHOT 3: What are developments priced in Kota Damansara?

This is the third in a series of four snapshots on Kota Damansara. Look out for part four tomorrow.

•    Today, we continue our focus on Kota Damansara by looking at non-landed property prices on a per square foot (psf) basis.  According to theedgeproperty.com’s analysis, the average transacted price psf in 3Q2014 for non-landed properties surged 44.4% y-y to RM514 psf.

•    In Kota Damansara, the majority (44.3%) of non-landed property transactions were sold within the RM401 to RM600 psf bracket, followed by RM200 to RM400 psf (39.9%) and RM801 to RM1,000 psf (11.1%).

•    Developments clustered around amenities, with smaller unit sizes, tend to garner higher psf pricing. Cascades Residences has the highest transacted psf price at RM828 psf.  This is a newly completed project, located across Dataran Sunway, with smaller unit sizes starting at around 579 sq ft.  

•    I Residence is next at RM622 psf.  It also offers small sizes, located near the education and medical centres. This is followed by Casa Residenza (RM492 psf), D’Rimba (RM433 psf) and Cova Villa (RM412 psf).

•    Given the diversity of the township, the least expensive non-landed properties comprised low to medium cost flats developed by PKNS. Units at Gugusan Seroja were transacted at RM156 psf, followed by Gugusan Semarak (RM160 psf) and Palma Perak & Puteri (RM249 psf).

•    Affordable options for middle income families would include De Rozelle (RM359 psf), D’Shire Villa (RM394 psf) and Palm Spring (RM404 psf). The latter is a high density medium cost development with over 2,000 units located at the border with Mutiara Damansara.
