Kota Damansara

•     Today, we continue our focus on Kota Damansara by looking at average prices on a per square foot (psf) basis. Based on transactions analysed by TheEdgeProperty.com, the average price of non-landed homes in the area was RM382 psf in 1Q2015, a 39% y-o-y growth from RM275 psf in 1Q2014.

•     Most of the residences in Kota Damansara serve the mid-range market. In the 12 months to 1Q2015, about a third (32.4%) of the secondary non-landed residential transactions fell within the RM401 – RM600 psf range. Almost another third (32.4%) fell within the RM201 – RM400 psf range.

•     The most expensive project on a psf basis was Cascades, with an average price of RM782 psf, almost 30% higher than the next most expensive. Developed by Mitraland Group, the apartments are part of the Cascades mixed-use development, which also offers retail units and office suites. The compact 560 sq ft apartment units were the most popular. The project is also located next to the Giant Hypermarket and close to the commercial centres of Dataran Sunway and The Strand.

•     The most expensive units sold within the review period were from Cascades. In April and May 2014, two 1-bedroom units were sold for RM840 psf each.

•     Among the other pricey projects were Casa Residenza (RM510 psf) and Cova Villa (RM432 psf), which are located in Taman Sains Selangor. In the vicinity are Sri KDU Smart School, SEGi University and Tropicana Medical Centre.

•      The least expensive projects were led by low-cost apartments Gugsan Cempaka (RM145 psf), Gugusan Seroja (RM166 psf) and Gugusan Semarak (RM172 psf).
